Truth, Money, Right, Wrong

Image (1) cnet.png for post 10277Yesterday I wrote about the ongoing CNET editorial independence issue. I said that the editors and journalists at CNET were part of the problem, and suggested that they either publish their (assumed) dissent, or resign, or both. A conversation began in the comments of that post, with some people saying that it isn’t reasonable to expect people to resign. From Danny Sullivan: I think a lot of CNET staffers probably aren’t resigning, Mike, because they have families to support, as well as themselves. It’s not exactly a great economy out there. I think what Greg did was very brave, but not everyone is that brave nor even able to make that type of move. Rof Hof: I don’t blame people in today’s publishing business for wanting to line up work first. Not everybody can be sure of being able to support their families, and when they’ve been screwed by their employer, they shouldn’t be expected to *immediately* screw themselves too. But don’t be surprised to see more leaving. There were similar comments on Twitter. These comments were often combined with statements my position wasn’t valid because I have made some money selling my business. As just one example, David Carnoy, Executive Editor at CNET, says: @arrington In your post about @CNET you neglected to disclose $$$ you made from selling out to AOL. Easy to walk when you had your BIG EXIT. And finally, some people have said that it’s only reasonable for people to resign if they have another job lined up. Hunter Walk, in a comment to the original post, says: Let’s see other journalists stand with their brethren and start a “free the CNET staffers” fund that can be tapped by any CNET journalist who wants to walk away but needs the money to do so. Mike, I’ll match up to the first $500 of your contribution I think some of these are valid points and worth exploring. First, sure it’s easy for me to say they should just quit their jobs when I’m not the one doing it and I may have more financial security than most or all of them. If I worked at CNET, had a family to take care of and had little financial breathing room I cannot say for certain that I’d resign. My family would certainly come first (and second, and third). It’s a fair point. Second, I agree that it

The Best Guide On How To Be Successful In Internet Marketing ...

If you are completely new to the world of internet marketing, then you are probably thinking that a list of tips on internet marketing will help you so that you can begin successfully promoting your website. Listed below are some tips to get you started with your internet marketing plans.

Tracking your customers is a great way to see when they?re coming, when they?re going, and how they?re getting to your site. Find resources to help you uncover this data and practice reading the data so that you can quickly and efficiently spot trends and follow them to improve your business.

It is imperative to track visitor data so that you can improve your business. Important data to track is inbound telephone calls to your business. All you need is a dedicated phone number for your business. This number should feature prominently on your website. Use a telephone tracking company that generates call reports. The type of data you would receive would be the caller?s name, telephone number and the length of the phone call.

Use offers and discounts to lure in new customers. This is a time-honored technique used in all aspects of business, but it?s actually much easier to do online because most of the back-end stuff can be handled automatically. You can also use these offers as a loss-leading lead-generation tool for other products.

Always have a pen, paper or notebook with you during the course of the day. You will never know when you will have a new idea. When it comes up, try to maximize your potential and write it down. Implement the new idea as soon as possible on your site to get it off and running.

Maximize the impact of your banner ads by not just sticking with one mind per each product. Don?t go overboard with creating a ton of different ads and posting them all at once, but try posting a small variety of different ones to see what really attracts the traffic to your site.

Add something of value to your sales proposition that can give you a leg up over the many others trying to sell the same product. Offer additional money back guarantees or a copy of an ebook that you created. Having extra added value will net you sales that might have otherwise gone elsewhere to buy.

Offer a guarantee. People are more likely to buy from you if they know that they will have some recourse if they are not satisfied. This can be a guarantee for a specific period of time, or a lifetime guarantee if you prefer. Make sure that you mention the guarantee several times in your ad, and you are more apt to make a sale.

One Internet marketing tactic that can pay off is partnering with complementary businesses. This means steering traffic from the website to suppliers of a product or service that complements the websites business without competing with it. The partner supplier returns the favor. In this way non-competitive businesses can tap into one pool of potential customers that share interest in their products.

Offering limited-time promotions can give you impressive results in Internet marketing, just as it can through more traditional channels. One feature of special offers that makes them particularly attractive is that they drum up business from both loyal customers and new business. When you offer a special bargain everyone sits up and takes notice.

Well, hopefully the aforementioned collection of tips were enough to give you a great start on what to do and expect, when it comes to marketing your own website. This collection was carefully constructed to add another resource in your arsenal, so that you can begin honing your internet marketing skills, which will then begin growing your online presence.

Strategies to help defray real estate closing costs | REThink Real ...

REThink Real Estate

Tara-Nicholle Nelson
Inman News?

Q: I just finished the process of applying for a home loan with a well-known local mortgage brokerage. I was told that the only loan I could qualify for with my credit, income and $10,000 for a down payment was a house purchase price of $310,000, with a 3.5 percent FHA loan.

I was blown away to see that the broker listed an additional 4 percent in closing costs, which was almost $11,000 by itself, so that the total cash I?d need to put down to close on a house would be approximately $22,000.

What are normal closing costs, based on an approximate loan amount of $300,000? I feel like I?m getting scammed; should I compare lenders? This is so complicated!

A: It?s true ? in all the talk of down payment and homebuyer education, closing costs get too little ink, given their size and power to make or break any buyer?s deal. Here?s what you need to know.

1. The fees you?ve been quoted are not bizarre or red flag-waving. I don?t have a copy of your good faith estimate, but I can tell you that the closing costs you?ve been quoted do seem right in the normal range for your area.

First off, Federal Housing Administration loans have higher-than-normal closing costs, ranging around 3-4 percent on average (including meaty fees for private mortgage insurance, which are often rolled into the overall mortgage, just so that you don?t have to pay them upfront). At lower purchase price amounts than yours, it?s not bizarre for closing costs to run as high as 5 or even 6 percent; at higher price points, they can be a bit lower.

Additionally, you should be aware that there are numerous line items included in closing costs that have nothing to do with your loan, and that render the closing cost quote you have a tentative estimate only (though most mortgage brokers usually estimate on the high side).

For example, at closing you?ll have to pay prepaid interest on your mortgage from the date of closing through the end of that month ? if you close early in the month, that prepaid interest amount will run higher than if you close near the end of the month.

As well, the city of Oakland, Calif., will charge a hefty transfer tax of $14 per thousand dollars of the purchase price, which is customarily split 50/50 between buyer and seller. That tax, by itself, is more than $4,000 on a $310,000 purchase price, so would represent at least $2,000 of the $11,000 you?ve been quoted.

2. Strategies exist that might bring your closing costs down. Talk with your mortgage broker about whether there are any first-time-buyer or low- to moderate-income homebuyer programs offered in your city, county or state that might help defray some of your closing costs or otherwise help you stretch the cash you currently have saved for your down payment.

Also, talk with your real estate broker or agent about the prospect of getting your eventual home?s seller to pay your closing costs. FHA guidelines allow sellers to give buyers up to a 6 percent closing cost credit at the time of sale. Of course, whether you can negotiate such a deal is highly situation-specific. The individual selling the property you want to buy has to sign off. One way to boost your chances of finding such a situation is to look at homes listed slightly below the price range you would otherwise prioritize. Your agent can give you more insight on whether this is common on your local market.

Finally, ask your mortgage broker (and get a second opinion on) whether, with 5 percent down, you might actually be able to get a conventional (non-FHA) loan with lower closing costs. If you?ll have to come up with more than 6 percent to get an FHA loan, you might be able to find a non-FHA loan with lower closing costs and negotiate, say, a 1 or 2 percent seller closing cost credit and make the transaction happen with an overall lower amount of cash to close.

3. It?s never a bad idea to get a second opinion. While I can vouch that the closing costs you?ve quoted are not at all in the "scam" realm of things, based on the facts you?ve provided, feeling like you?re getting scammed is not a good way to start off the relationship with your mortgage broker-to-be. It?s essential that you not feel this way throughout your transaction.

Did your mortgage broker walk you through these fees or provide you with links or other documentation to help explain these fees? If not, you might consider talking with one or two other mortgage brokers, in any event, to find one who is willing to sit with you, explain and document such issues until you feel comfortable.

In fact, my favorite mortgage broker is often willing to sit down and go over another broker?s good faith estimate and explain it and any differentials between hers and the other broker?s ? I?ve seen her do this multiple times, never criticizing the other broker?s estimate or calling him a fraud. That said, because of her extreme commitment to educating borrowers until they are completely clear, I?ve seen a number of them switch to her despite the fact that she said they were getting as good a deal from the other guy as she could offer them.

Consider doing this: Get referrals from friends, relatives and your agent to the mortgage brokers they love. Ask each broker to give you a good faith estimate, and then ask them to go over theirs and another broker?s with you. In the process, you?ll certainly find a broker who has the tone, style and trustworthiness you?re looking for.

Huawei tests 2Tbps data transmission over Vodafone's German network, calls it a 'first'

Huawei notches 2Tbps data transmission over Vodafone's network in Germany, calls it a 'world's first'

As terabit speeds go, Huawei's latest fiber feat falls on the lower end of recent industry achievements. At 2Tbps, the Chinese company's field test -- one it's hailing as a "world's first" -- comes nowhere close to the 100Tbps-plus experiments conducted by the likes of NEC and NICT. But top speed isn't entirely the point here; real-world performance is. By leveraging existing fiber infrastructure owned by Vodafone across portions of lower Germany, Huawei was able to successfully demonstrate two record-breaking, 200G transmissions: one spanning 1,500km and the other 3,325km over an "ultra-long-haul solution." To give you a bit of perspective on just what sort of data haul theoretical networks of this kind can achieve, Huawei claims this ultra-fast connection is "equivalent to downloading 40 HD videos in once second." Impressive, indeed. But don't go ditching that TWC wideband or FiOS contract just yet. While it's nice to know this tech exists, practical deployment is still a ways off. Until then, gigabit's the buzz word.

Huawei and Vodafone Complete World's First 2 Tbit/s WDM Field Trial

Shenzhen, China, 24 January 2013:

Huawei, a leading global information and communications technology solutions provider, and Vodafone, one of the world's largest mobile communications companies, today announced the successful trial of 2 Tbit/s optical fiber transmission technologies on Vodafone's live network. The field trial achieved 2 Tbit/s transmission capabilities of over 3,325km. This provides a data highway capacity 20-times higher than current commercially deployed 100Gbit/s systems and has a speed equivalent to downloading 40 HD videos in one second. This marks an important step forward for optical transport technology advances beyond 100G.

Traffic on carrier backbone networks is growing exponentially, driving global momentum for commercial 100G deployments and attracting attention on optical transport beyond 100G. Riding on cutting-edge technologies such as flex oDSP, super SD-FEC, and flex modulation format, this field trial achieved a record-breaking transmission distance of 1,500 km using a super-channel PDM-16QAM-based high spectral efficiency solution, and a second record-breaking transmission distance of 3,325 km using a super-channel Nyquist PDM-QPSK-based ultra-long-haul solution. Both transmissions were on a link with G.652 fibers and erbium-doped fiber amplifiers (EDFAs) without electrical regeneration. The link used in the trial was on Vodafone's backbone network, passing through a few cities across middle and south Germany.

"We are at the forefront of global 100G deployments, and have taken the lead in delivering key breakthroughs in technologies beyond 100G. Through collaboration with Vodafone and other leading international operators and customer-centric R&D, Huawei is always ready to build advanced optical networks for customers," said Jack Wang, president of Huawei's transport network product line.

To help customers optimize their overall technical architecture and adopt next-generation transport networks, Huawei conducted the world's first 2T WDM field trial and pan- European 400G field trial in 2012, and also unveiled a series of scientific research achievements in optical transmission. According to Ovum, Huawei ranks No. 1 in the WDM/OTN, 40G, 100G, and global optical network markets, as of Q3 2012.

First brain pacemaker implanted to treat Alzheimer's

Jan. 23, 2013 ? During a five-hour surgery last October at The Ohio State University Wexner Medical Center, Kathy Sanford became the first Alzheimer's patient in the United States to have a pacemaker implanted in her brain.

She is the first of up to 10 patients who will be enrolled in an FDA-approved study at Ohio State's Wexner Medical Center to determine if using a brain pacemaker can improve cognitive and behavioral functioning in patients with Alzheimer's disease.

The study employs the use of deep brain stimulation (DBS), the same technology used to successfully treat about 100,000 patients worldwide with movement disorders such as Parkinson's disease. In the study, researchers hope to determine whether DBS surgery can improve function governed by the frontal lobe and neural networks involved in cognition and behavior by stimulating certain areas of the brain with a pacemaker.

Dr. Douglas Scharre, neurologist and director of the division of cognitive neurology, and Dr. Ali Rezai, neurosurgeon and director of the neuroscience program, both at Wexner Medical Center, are conducting the study.

"If the early findings that we're seeing continue to be robust and progressive, then I think that will be very promising and encouraging for us," says Rezai, who also directs the Center for Neuromodulation at Ohio State. "But so far we are cautiously optimistic."

The deep brain stimulation implant is similar to a cardiac pacemaker device with the exception that the pacemaker wires are implanted in the brain rather than the heart. "Basically, the pacemakers send tiny signals into the brain that regulate the abnormal activity of the brain and normalize it more," says Rezai. "Right now, from what we're seeing in our first patient, I think the results are encouraging, but this is research. We need to do more research and understand what's going on."

The study, which will enroll people with mild or early-stage Alzheimer's disease, will help determine if DBS has the potential to improve cognitive, behavioral and functional deficits.

Sanford continues to be evaluated to determine the effectiveness of the technology, says Rezai. She says she volunteered for the study to help others avoid the angst she has suffered as Alzheimer's slowly disrupted her life.

"I'm just trying to make the world a better place," says Sanford. "That's all I'm doing." Her father, Joe Jester, says he is proud that his daughter is participating in the study, and is pleased to see her showing improvements.

"This study seemed to just give us hope," said Jester. "I guess we were at the place where you just don't do anything and watch the condition deteriorate over the years, or try to do something that would give us hope and might stop the progression of this disease."

Alzheimer's disease is the most common form of degenerative dementia, afflicting about 5.5 million Americans and costing more than $100 billion per year, ranking it the third costliest disease in terms of health care expenditures in the United States.

Alzheimer's disease -- which has no cure and is not easily managed -- becomes progressively disabling with loss of memory, cognition, worsening behavioral function, in addition to a gradual loss of independent functioning, says Scharre.

The Alzheimer's study is scheduled to be completed in 2015.

Investing In The Recession - Business Insider

I?m just going to come out and say it, ok?? I miss the Great Recession already.

I miss it for two reasons: first as an investor and second as a human.

The Investment Side of the Great Recession

As an investor, the Great Recession represented the good times, now past.[1]

Recessions ? or at least their financial unfolding via changes in asset prices ? cause not only wealth destruction, but also wealth creation.? For investors[2] in particular, a recession is often necessary in order to deploy capital at attractive prices.

Warren Buffett famously gets irritated about the lack of investment opportunities in his annual Berkshire Hathaway letters during boom times, like his 1999 letter[3] and 2007 letter,[4] because prices of public securities outpace intrinsic value.? Conversely, he gets very busy and active buying companies when prices drop and other investors flee.? Recessions for Buffett, as well as for many investors, represent the best time to accumulate wealth.? Which is why he famously says:

?Be fearful when others are greedy, and be greedy when others are fearful.?

Another famous value investor, Shelby Collum Davis,[5] said more pointedly:

?You make most of your money in a bear market.? You just don?t know it at the time.?

If you believe Buffett and Davis, as I do, then you too will think wistfully of the Great Recession because, as an investor, the good times are in the past.? Now, with US equity indexes up over 100% from their March 2009 lows, investing consists of purchasing expensive assets and hoping they get more expensive.? Which has a lot more to do with gambling than it does with investing.

The Human Side of the Great Recession

Of course this may sound awfully callous from a human perspective, and I don?t mean to diminish the real human suffering of the Great Recession.? In fact, on the contrary, it?s the humanity that emerged during the Great Recession that I want to call attention to, as the part I?m going to miss the most.

Remember when your 401K lost 5% of its value every month ? month after month after month ? between August 2008 and March 2009?? Remember that you just stopped regularly checking its value ? or any part of your supposed net worth ? by about December 2008, because the whole thing just became too painful to contemplate?

At that moment, falling into the Great Recession, we all confronted, in our own way, the painful reality that our human worth had to be something other than our financial net worth.? Because otherwise we just became half of who we were.

Remember when in the space of just a few short months either you ? or someone you knew well ? lost a job, a house, or a business?

As awful as that was, our collective acknowledgment of suffering changed the way we acted on a daily basis.? For people relatively well off, the new austerity forced a kind of back-to-basics approach to living.? Luxury consumption plummeted, and staycations soared in popularity, if only out of solidarity with those who suffered even more.

I personally lost money in the Great Recession.? But what turns out to be even more painful, as a fiduciary, is losing other people?s money.? I dreaded calling investors on the phone to report a loss, and I dreaded, worse yet, seeing them in person. ?To make it more painful for me, my investors, unfortunately, were often my friends and family. ?The thought of it kept me awake and tossing in bed in the 1-3am hours.? For a couple of years.? Not good times.

Would you like to know what reduced me tears, however?? It was the investors who told me it was going to be ok, that they still believed in me, and that the lost money didn?t mean they valued me less as a person.? Even as I write this now, it gets a little dusty in the room when I think of that.

There?s a human element that only reveals itself in the bad times.

Laissez Les Bons Temps Rouler

My sense is that sometime between Groundhog Day and Mardi Gras 2013, the Financial Infotainment Industrial Complex will peak out at the nation?s Great Recession shadow, and officially declare the long Winter finally over.

That declaration will signal it?s time for luxury living again and real vacations.? Masters of the Universe will know they can safely begin to channel their inner Patrick Bateman in public again.

In that smooth shift from Recovery to laissez les bons temps rouler I?m certain we?ll go back to checking our net worths in the mirror more often, and possibly our human worths less often.

But I hope we?ll hold on to the memory of what we had, and lost, and recovered, during the Great Recession.

[1] I acknowledge I?m being colloquial, not academic, about what I mean by a recession generally or the Great Recession in particular.? I don?t mean an economist?s definition of recession, which would refer to changes in GDP.? I also don?t mean to quibble about an US equity ?bear market,? as it?s been a few years since that occurred.? What I really mean is a holistic sense that, with unemployment below 8% nationally and the general level of stocks approaching their 2007 highs, the national mood has swung away from Recession and toward Recovery and I?m confident soon enough we?ll be in Boom Times.

[2] By ?investor? I mean as distinct from ?gambler,? which is what most of us do when we purchase public securities.

[3] Which I?ve helpfully linked to here, and would call your attention in particular to page 16, in which he anticipates the bursting of the tech bubble and the bursting of the equity bull market in general.

[4] Which is linked to here, and I?d call your attention to pages 18-20 in which Buffett tries to lower expectations for equity returns going forward.

You heard right: Beyonce lip-synched anthem

By Courtney Hazlett, TODAY

It's true what you're hearing about what you heard not being?"true."?Beyonce's spectacular inaugural performance of the national anthem was indeed lip-synched.

Master Sgt. Kristin DuBois, public affairs chief for the United States Marine Band, confirms that "it was her (Beyonce's) decision to use pre-recorded music." That pre-recorded music did include vocals, DuBois clarified.

To be fair, all music used in the inaugural events is pre-recorded in case there is any reason -- such as extreme cold or other inclement weather conditions -- that would warrant using a track over a live performance.

"The Marine Band did perform live for the ceremony, parade, and even the prayer service today," DuBois said Tuesday. "At the very last minute, just before she went out, we received the instructions," DuBois said of Beyonce's decision not to sing live.

Beyonce is not the first person to rely on a backing track at the inauguration. DuBois recalled that in 2008 when Yo-Yo Ma played as part of a quartet at the inauguration, he too opted for the track. "You can't play cellos in 25 degrees," DuBois said. "Sometimes you just need to do it. Beyonce is a gifted singer and her decision has no bearing on her musical ability."

Publicists and agents for Beyonce did not respond to requests for comment.

Our recent 5-day holiday in Singapore was much anticipated. For one, it would be the first time for us to travel outside the Philippines as a family, and, it was also Vito?s first international trip. We had deferred travel plans abroad, due to several reasons. However, this year being our 5th year married (and with plans to try for another baby), we figured it would be a good time to take an out-of-the-country trip. We could think of no better place than Singapore, where my husband and I both spent a good amount of our growing up years.

The last time I was in Singapore was over a decade ago. Most of my travel since then was locally, around the Philippines, with a few trips to Hong Kong (my other childhood home). We were debating whether we?d go to Malaysia, Hong Kong or Singapore, but with Vito in an animal-loving stage, we immediately thought that the Singapore Zoo would make a most ideal field trip. Why not make a whole vacation out of it.

And so we did.

My family was posted in Singapore after spending five and a half years in Hong Kong. My father (who was then an investment banker specializing in bonds) brought us to Singapore in the summer of 1990, and we remained there until July of 1994. Since then, we?d gone back for vacations, but it wasn?t until we were married that Ton and I were able to go as a couple. We were more than excited to show Vito the beautiful in which we?d grown up!

We took the last flight out on January 11, which was a Cebu Pacific flight.

It?s a good thing Vito?s not fussy. He didn?t mind the flight at all.

photo

The flight to Singapore from Manila was all right, albeit the small plane. (Call me spoiled, but I like 747s, at least, for international flights, LOL. Pat, you know what I mean?)

We arrived past 1 AM. Vito slept for the entire flight, but we had to wake him up when we arrived. Good thing Changi Airport has Combi baby seats on wheels, so that we didn?t have to carry our sleepy boy to the immigration area.

When you see signs like this in the comfort room, you know you?re in Changi Airport:

We arrived at our hotel around 2 AM, which was fine since we had already pre-booked and paid.?The Parc Sovereign is a brand new, mid-range hotel in Bugis, which is often known as the shopping district for electronics. Just a stone?s throw from Little India and a few streets away from the central business district, Bugis has always been a lively, busy town in the center of Singapore. It was also right next door to the La Salle School of the Arts, a place I?ve wanted to see for some time now, and right beside the courtyard Albert Court Village Hotel, a picturesque spot that makes for a pleasant tea time.

We got room 523, which was an Executive Double?with a nice and roomy king-size bed ? perfect for the three of us, since Vito still bed-shares with us from time to time. (They do have a Family Deluxe room, too.)

We were able settle down at 3 AM for a much needed sleep, though we had slept a lot already in Manila prior to the trip.

More on our first day back in the Lion City ? in my next post!

Google Now apparently giving the silent treatment this morning

Google Now

We've heard from a few folks this morning saying that Google Now apparent has gone quiet, refusing to verbally answer any of the usual questions. We're seeing it, too. Asking "What's the weather like today?" produces results, but you don't get that sultry voice. Probably just a server-side thing (OK, obvious a server-side thing), and we'd expect it to be fixed. But, no, it's not just you that Google Now is giving the silent treatment to.

Ryan Gosling's 'perfect day' activity? Knitting

Katy Winn / AP file

By Access Hollywood

Ryan Gosling may be a major film star, but his perfect day involves something entirely un-glamorous -- yarn and knitting needles.

"I did this scene in ?Lars and the Real Girl? where I was in a room full of old ladies who were knitting, and it was an all-day scene, so they showed me how. It was one of the most relaxing days of my life,? Ryan told GQ Australia?s February/March 2013 issue.

VIEW THE PHOTOS: Big Screen Hunk Ryan Gosling

In fact, it wasn?t just relaxing. The box office hunk said it was perfect!

?If I had to design my perfect day, that would be it,? he said. ?And you get something out of it at the end. You get a nice present. For someone who wants an oddly shaped, off-putting scarf.?

VIEW THE PHOTOS: Oscar 2012: Bow-Tied Gents

Ryan also shared with the mag a story of how he was swept into the world of rock ?n? roll as a child, thanks to his uncle, who was an Elvis Presley impersonator.

VIEW THE PHOTOS: Young Hollywood: Then and now

?When I was a kid, (my uncle) was certainly the most interesting thing going on in the house. He made his own costumes, did all the sequins -- it took months. And I became a bit like his shadow, helping him when I could,? Ryan said. ?He was in the mirror, working on the voice and singing, and he (slowly) created this character, and then he put together an act and performed in a local talent show. And because I was so interested, he made me the head of security. As a joke.?

(AP) ? Elections to pick Iran's next president are still five months away, but that's not too early for some warning shots by the country's leadership.

The message to anyone questioning the openness of the June vote: Keep quiet.

A high-level campaign ? including blunt remarks by Supreme Leader Ayatollah Ali Khamenei ? seeks to muzzle any open dissent over the process to select the successor for Mahmoud Ahmadinejad and likely usher in a new president with a far tamer political persona.

Public denunciations are nothing new against anyone straying from Iran's official script. But the unusually early pre-emptive salvos appears to reflect worries that the election campaign could offer room for rising criticism and complaints over Iran's myriad challenges, including an economy sputtering under Western-led sanctions, double-digit inflation and a national currency whose value has nosedived.

"Elections, by their nature, are an opportunity to make your voice heard," said Mustafa Alani, an analyst at the Gulf Research Center based in Geneva. "Iran's leaders understand this very well and are not likely to take any chances."

And Iranian authorities hold nearly all the cards. Their main goal this time is to avoid any repeat of 2009, when reform-leaning candidates were allowed on the ballot and led an unprecedented street revolt after Ahmadinejad's re-election to his second, and final, term amid claims of vote rigging.

The protest leaders are now under house arrest and their opposition Green Movement has been systematically dismantled through crackdowns and intimidation. The next group of presidential hopefuls ? who must be cleared by Iran's ruling clerics ? is almost certain to have no wildcards.

Instead, the emphasis is likely to be on easing the domestic political friction as Iran attempts the strategic version of a win-win: Finding ways to ride out sanctions, while negotiating a deal with the U.S. and allies that would allow Tehran to keep some levels of uranium enrichment, the centerpiece of its nuclear program.

The West and others fear Iran's ability to make nuclear fuel could eventually lead to warhead-grade material. Iran claims it only seeks reactors for energy production and medical applications. Iran is scheduled to hold talks with envoys from the U.N. nuclear agency later this week.

For more than a year, internal political spats have been an unwelcome distraction for Iran's ruling system.

Ahmadinejad shattered protocol by openly defying the all-powerful Supreme Leader Khamenei over a Cabinet choice. What followed was a feud that left Ahmadinejad politically weakened and many of his allies sidelined or jailed. It also raised major doubts about whether his chief protege, Esfandiar Rahim Mashaei, will be allowed on the June 14 ballot.

A more likely scenario ? at the moment, at least ? is more predictable loyalists to both the ruling system and its guardians, the powerful Revolutionary Guard. Perceived front-runners include former Foreign Minister Ali Akbar Velayati, prominent lawmaker Gholam Ali Haddad Adel, Parliament Speaker Ali Larijani, Tehran Mayor Mohammad Bagher Qalibaf and ex-Revolutionary Guard commander Mohsen Rezaei.

But it will be months before any kind of race begins. In the meantime, Iranian authorities appear ready to pounce hard on any perceived opposition.

What has touched a nerve has been debates among reformists and moderates, including former President Akbar Hashemi Rafsanjani, about whether Iran will hold "free elections" ? a coded phrase pointing to the expected rejection of any potential opposition candidates.

Khamenei, who has the final say on all state matters in Iran, responded sharply. He equated the phrase with aiding the Islamic Republic's "enemies" ? meaning the U.S., Israel and others ? that have raised questions about the fairness of Iran's elections. Iranian leaders also are concerned about a possible low turnout if former Green Movement backers stage a boycott.

"Even those who may make general recommendations about the election out of good will for the nation must be cautious not to help the enemy's purpose," Khamenei told a crowd in Tehran last week. "Be careful that your words don't discourage people from the elections."

Meir Javedanfar, an Iranian-born political analyst based in Israel, said the Arab Spring uprisings ? including the rebellion against Iran's key ally Bashar Assad in Syria ? are likely to keep Iranian authorities on high alert for any signs of unrest as the election draws closer.

"When the supreme leader looks at these developments, it would be understandable for him to be concerned," Javedanfar said.

In a rare common message, Friday prayer leaders around Iran described the phrase "free elections" as a new buzzword to create "sedition" in the upcoming vote. Hardliners call opposition leaders "seditionists."

"Those promoting the term of 'free elections' are politically defeated ones. Others who raise this term are monarchists, the U.S. and Israel ... shame on you. Why do you repeat the words of the enemy?" said Ayatollah Ahmad Jannati, addressing Friday prayers at Tehran University. Jannati heads the Guardian Council, which vets election candidates.

In the seminary city of Qom, prayer leader Mohammadi Saeedi called the term "free elections" an effort "to create riots in the upcoming elections."

"We steadfastly declare that people, having put the 2009 sedition behind, won't allow the enemy and seditionists to create riots in the elections," he said.

Mohammad Shahcheraghi, leading prayers in Semnan, about 150 kilometers (90 miles) east of Tehran, urged authorities to stamp out the "second sedition."

"From today, anyone ... who promotes the term free elections should be considered an opponent of the position of the supreme leader and has served the ominous aims of the enemy," he said.

Tehran-based political analyst Davoud Hermidas Bavand interpreted the attacks as an attempt to keep Rafsanjani and others from trying to build a new pro-reform movement around the vote.

"The slogan of 'free elections' casts doubt on the authenticity of previous elections," he said. "That makes the establishment unhappy and authorities take it as an indication that reformists are seeking to provoke tensions ahead of the vote."

Beach Church Foreclosure Coming To An End

It was once one of the largest and most prosperous churches in the southeast. Tonight it's in the hands of one of the largest and most prosperous banks in the southeast.

Markus bishop has apparently agreed to give up the Faith Christian Family Church and it's surrounding property on Back Beach Road to SunTrust bank.

A judge signed off of the foreclosure judgment this week.

The bank tried to foreclose on the property last year, but Bishop filed for chapter 11 bankruptcy to block the move. In November the judge tossed out the bankruptcy filing and allow SunTrust to proceed with foreclosure.

Under the terms of this week's judgment, Faith Christian Family Church will have until March 1st to vacate the property, if SunTrust decides to take title, which most anticipate it will.

The court puts the total value of the settlement at 3-point-3 million dollars.

The ruling does not include Bishop's multi-million dollar Panama City Beach mansion he calls his parsonage.

Bishop has already reopened another church, in the old Gulf Beach Baptist sanctuary, near the intersections of Front Beach, Middle Beach and Thomas Drive.

Bishop?s new church is named ?The Life Center, a Spiritual Community?.

On debt reduction, U.S. is nearly finished

I've been known to publish a few charts and graphs on the debt from time to time, but this latest gem from the Center on Budget and Policy Priorities is especially important.

Center on Budget and Policy Priorities

We talked earlier this week about a policy detail much of the political establishment chooses to overlook: the fact that policymakers have already adopted a series of measures that will sharply reduce the national debt. Indeed, just since the start of fiscal year 2011, President Obama has signed $2.4 trillion of debt reduction into law. If one includes the projected savings from the Affordable Care Act, that total is even higher.

For the right, which ironically was responsible for creating a fiscal mess during the Bush/Cheney era but which now inexplicably claims the high ground, the progress isn't good enough. We need more austerity, conservatives argue, to address the "debt crisis."

Of course, there is no debt crisis right now -- the U.S. can borrow as much as it wants, cheaply and easily -- and the CBPP's report reminds us that there's no real crisis on the horizon, either.

See the orange line in the image? That shows the debt trajectory under the status quo -- which includes the Budget Control Act approved in 2011 and the American Taxpayer Relief Act (the bipartisan Biden/McConnell fiscal deal) signed into law last week. Under this scenario, the debt, as a percentage of the economy, will dip through the end of the decade before climbing again.

Which is why that red line in the image is interesting.

As the CBPP sees it, if policymakers agreed to about $1.4 trillion in additional debt reduction, the country would be on a "sustainable path." This does not, to answer your next question, include the sequestration savings, which are due to kick in next month.

In other words, for all the handwringing, if policymakers can agree to a balanced deal to replace the sequester sometime over the next seven weeks, they'll practically be done with debt reduction for a long time.

As Paul Krugman explained, "[T]he larger message here is surely that for the next decade, the debt outlook actually doesn't look all that bad."

True, there are projected problems further down the road, mainly because of the continuing effects of an aging population. But it still comes as something of a shock to realize that at this point reasonable projections do not, repeat do not, show anything resembling the runaway deficit crisis that is a staple of almost everything you hear, including supposedly objective news reporting.

So you heard it here first: while you weren't looking, and the deficit scolds were doing their scolding, the deficit problem (such as it was) was being mostly solved. Can we now start talking about unemployment?

That sounds good to me.

Do You Need An Estate Plan? | Jewish Scene Magazine

Estate planning is not just for the very wealthy.

You have an ?estate.? It doesn?t matter if you own a mansion or a motor home. Rich or poor, when you die you leave behind an estate. For some, this could be real property, an investment portfolio and more. For others, it could be as straightforward as the $10 bill in their wallet and the clothes on their back. Either way, what you leave behind when you die is considered to be your ?estate.?

If the estate is small, should you still plan? Even if you?re just leaving behind that $10 bill, who will inherit it? Do you have a spouse? Children? Is it theirs? Should it go to just one of them, or be split between them?

Do you HAVE to create an estate plan? Sure, it?s possible to die without an estate plan, but I wouldn?t say it was advisable. If you die without an estate plan, your family could face legal issues and (possibly) bitter disputes.

Why not just a will? Your heirs could encounter legal hassles even if you have a will. Basically, a will tells the world what you?d like to have happen, but proper estate planning aims to provide the tools to make those things happen. While your will may state who your beneficiaries are, those beneficiaries may still have to seek a court order to have assets transfer from your name to theirs, and in such a case, those assets won?t lawfully belong to them until the court procedure (known as probate) concludes. Estate planning can include items like properly prepared and funded trusts, which may help your heirs avoid probate.

Where do you begin? Speak with a qualified legal or financial professional ? one with experience in estate planning. A financial professional should be able to refer you to a good estate planning attorney and a qualified tax professional, and lead a team effort to assist you in drafting your legal documents.
